U Svetoj Nedelji, nedaleko od Zagreba, na površini od 120.000 četvornih metara, izgrađeno je prvo naselje zatvorenog tipa s 569 stanova. Kompleks je to stambenih i poslovnih jedinica ukupne površine 70.000 četvornih metara, a ujedno i prvi hrvatski condominium, modernistički projektiran "mali grad" jedinstvene koncepcije stanovanja, usklađene sa svjetskim standardima.
Hoto vile u vrijeme gradnje bile su zamišljene kao ekskluzivan projekt koji će na tržište nekretnina uvesti neka poboljšanja i standarde Zapada. Prvobitna ideja naselja zatvorenog tipa za bogatu klijentelu po uzoru na slične u SAD-u, kod nas ipak nije pretjerano naišla na plodno tlo. Na to je utjecao trenutak završetka projekta, brzina gradnje te preizgrađenost samog naselja. Uz to je gradnja stanova, a ne kuća učinila naselje drugačijim od zapadnih.
