Welcome to Sunday Morning Talk Show, hidden in a part of DC that doesn't seem to attract many caches. That's too bad, because it's a pretty area, and there's lots of parking. In DC, you can't beat that. The terrain rating is self explanatory. The difficulty rating is a collection of three things: 1.5 for the hide, .5 for the puzzle, and 1 more for the muggle factor.

The posted coords do not mark the cache.  Rather, they mark the transmission point of not only the longest running talk show, but the longest running show of any kind on TV.  If at first you fail to meet the cache, by all means press on.  You will find it eventually.

The cache is a typical micro: it's log only, so BYOP, and it's a container does not want to be closed too tightly. Snug is good, tight is bad.
